When I lived in a studio apartment, my solution was to build up, rather than out, so I build multi-level NIC cube condos for my buns. It was nice for bonding because I could easily reconfigure them, so I made two smaller condos before they were bonded, and then put them together into a taller condo once they were bonded.
For chewing, a combo of blocking the problem areas and providing toys he likes should help. Organic palm plates, willow baskets, grass mats, phone books, and cardboard cat scratchers are really popular with my buns. Mine also love the snak shak log chew.
I have had good luck with blocking problem areas of carpet with heavy ceramic tiles, baseboards with “wall corner protectors”, and using NIC cube grids to just fence off really problem spots. There are tons of other ideas on bunny proofing here: https://binkybunny.com/infocategory/bunny-proofing/
