I was in a similar situation with my two boys – there wasn’t much of the house that they hadn’t separately had access to prior to starting bonding. I managed to find a small corner of our office, which was pretty much the only place they hadn’t been since it wasn’t bunny proofed, and used that as the neutral area to move them to after bathtub sessions. Beyond that, there was nothing really neutral at all.
So when it was time to move them to a slightly larger area for longer bonding sessions, I cordoned off a section of the living room (which they had both been in separately) and scrubbed it down really thoroughly with vinegar (luckily it has wood floors). Then I put an x-pen there that neither of them had seen before, added some new mats and litter boxes, and then hung towels all around the sides so that they couldn’t see out and realize where they were. That seemed to work pretty well as it simulated a neutral area, gave them a bit more space but wasn’t too big. They did a bit of chasing and mounting in there but it wasn’t so big that the chasing got out of hand.
After they’d had several really long dates in there (ranging from a couple of hours twice a day, up to 14-15 hour stretches), I opened up the gate so they could explore the living room a bit.
