Forum THE LOUNGE Horrible house hunting experience….

        So I just had to share my horrible experience from this evening.  I was so excited to go house hunting this evening.  Everything was going well until the very last house we visited.  Have you ever just had a bad feeling about a place?  This one was creepy and horrible….Our first clue that we shouldn’t have gone in is the key code box wouldn’t open.  It was jammed but after a few minutes we managed to get in.  It was a beautiful country style house at a great price.  So we walked in and we couldn’t tell if anyone was home or not, our realtor called out and no one responded so we made our way in.  Very creepy experience as we started to explore all we heard was this little bird chirping.  I joked “Aw, at least the bird is here to greet us!”  And walked over to take a peek in his cage only to find the most horrific sight!  Not only was there no food and no water to be seen (or any signs of leftover food like seed casings)….his poor littler birdy food was twisted completely backwards and was sticking up through the wing!!!  I was sooo horrified that I started to cry.  My realtor wouldn’t let me take him, but I plan on calling the realtor of the house to report that poor birds situation.  I’m just so beside myself….what would you have done in this situation?

          Oh wow…. that’s appalling.

          I would have called the police or local humane society and stayed there until someone came to get the bird. That’s a clear case of neglect and abuse – the shelter or police would have been legally able to take the bird. You can still call them and report the people in the house. I wouldn’t bother calling the other realtor. I doubt that the realtor will do anything about it – it’s not like they have much influence over the homeowners – the homeowners are paying the realtor. And also, the realtor probably already saw the bird and didn’t do anything about it – they usually do do a walk through before letting the house be shown, lol.

          House hunting is so much fun! I nearly bought a condo last spring and let me tell you, the house hunting experience was SO much fun for me. I’m a dork and a bit of a homebody so I LOVE love love watching the food network and HGTV and decorating and everything.

            I love house hunting, can’t wait til we go to hunt for our first house…

            …and the poor little birdie.. definitely call the humane society or something, that bird is in need of help

              Oh, what an experience. If I see a neglected animal, I feel bad for a long while after as well.

              I would have called the humane society once I got out. Or once the realtor was in another room, I would go back in and get the bird and then bring it with me. At least, I would have given it water.

              Poor birdy.

              So, what did you do?

                Hey nothing can top my house hunting experience where there were 2 kids graves (dated back in the 1800’s) at the side of the house and when we went into the basement we got the heck out of there because there was like one pole holding the house up! We were wondering why the two china cabinets were leaning inwards….because the house was going to cave in any minute! There was also a creepy neighbor that stared at us through his window as we got out of the car. The whole inside was creepy and very dated, like everyone died and it had been that way for some time….I was waiting to open a closet door to find a dead body! AH!

                  I can almost top that…we are house hunting as well. The house we were looking at belonged to a dead person, so all furniture was gone. The stairs down to the hallway were kind of creepy, because the person had painted the walls black and had lanterns hanging. As we came down to the basement…in the middle of the room, there was a huge coffin!

                  I’m quite sure there was a vampire in there We really love that house, besides that, and if we buy it, I demand that the coffin is gone or the sale is cancelled…bbbrrr.

                    Oh my! That’s pretty bad Karla lol! I would have ran out of that house for sure! At least the one we saw the bodies were in the ground haha! I’d be too afraid the house would be haunted!
                    We looked at maybe 50 or more houses (we really got sick of looking at houses really soon!) but sometimes with my now-husband’s schedule we’d have to see a house at night and some were foreclosed so it was all dark. One house in the basement had some kind of play area but it looked like a fun house, it was way creepy and there were hidden closets with slits in them. We were too afraid to open them if a dead body popped out! I’m sure it wasn’t bad during the day but night time and no electricity…no thank you!

                      Well, the next day I called the animals warden and had a few other friends and family call too. I really hope it gets taken care of! Yesterday I was just beside myself I kept thinking of that poor bird. I didn’t do anything to help while I was there, I kept thinking if I fed it or gave it water and the animal warden did come they’d be like “it has water and food, no problem here as long as the person gets vet care.”

                      We actually found the house we want, its just a matter of putting in an offer….the only problem is that the house is a bit out of our price range…so if the negotiations go well, we might get it, if they will come down in price. Anyone know how much a owner usually would be willing to come down on a 104k house?

                        From my experience negotiating the price is really dependent on the situation. If the seller is desperate to get out from under the mortgage payments, and you’re willing to take possession quickly, they would be more willing to come down on the price than say someone who paid cash for the house and now outright owns it and can bide their time for the right offer. Also, are you prequalified for the home loan? If they know that you can pay for the home as soon as you sign the contract they might be willing to negotiate rather than take a chance on signing a contract with someone who may or may not get a loan from the bank afterwards. So there are a lot of factors that can weigh in – one of which being how well you negotiate. You want to offer a low price, but not so low that they’re insulted – if you want to barter, lol. Or, if you don’t want to bother with that, give them one offer, tell them that’s your final price and take it or leave it (that one will probably have to be higher though than if you were to do it the other way). Also, you need to consider things like the realtor’s fees (typically 3% of the selling price for each realtor, at least in my area) and how much they paid for the house when they bought it (you can look that up on the auditor’s site) most people won’t be willing to sell it for below what they paid – unless they’re desperate to just get out. They probably want to get at least as much as they paid for the house plus their realtor’s fees so they beak even. Also, there’s the psychological aspect of a 6 figure number vs a 5 figure number, even if the differece is only a couple thousand, so they may not be willing to go below $100k just because.

                        Also, be sure you get a thorough home inspection after they accept your offer – you don’t want to buy the home and then find out that you’re looking at several thousand dollars in just repairs after you move in! Following the home inspection, if there are major repairs needed ie, new water heater, new roof or something, you might be able to ask the seller to pay for those repairs.

                          Also, ask your realtor to get some comparables – look up what the other similar sized, similar condition houses in the local market are listed for and what houses in the area have recently sold for. That will give you some solid data to negotiate with and that will ensure that you don’t over pay – if the other houses have sold for more recently, don’t tell them, lol!

                                You’re welcome Katie! If you’re looking with a realtor, they will also have some insight into how to handle the offer and how low you can go. If you don’t have a realtor, you might be able to get the comparables from your local auditor (though I’m not sure about that – you’ll have to call them and ask if they can give you some information on houses that have recently been sold in your area).

                                Monkey, sure, I’ll come house hunting with you!!! I love looking at houses! Too bad I’m like on the other side of the county!

                                  Yeah you can sometimes find the auditor online and do a property search, if you search for your county auditor. I know our county has one online but I’m not sure if everyone has one or not.
